What is an Asbestos Demolition Survey?

Asbestos demolition surveys assess all areas of a building to identify asbestos before demolition. It is a comprehensive inspection to identify material containing asbestos and ensure it can be safely removed prior to demolition works beginning. An asbestos demolition survey differs from an asbestos management survey or a refurbishment survey. The method used for this type of survey is to isolate the building before the survey to enable access to all areas. A fully intrusive survey will entail damage being incurred to areas of the property, to ensure that all spaces are accessed and sampled as necessary. After the survey, all samples will be analysed by a UKAS-accredited laboratory and a full asbestos survey report will be issued. This report details the area covered, the asbestos detected and advises on the removal before the demolition.

WHY DO YOU NEED AN ASBESTOS DEMOLITION SURVEY?

It is necessary to conduct an asbestos demolition survey to properly remove and dispose of ACMs before the demolition of a building. For this reason, an asbestos demolition survey is fully intrusive to ensure all ACMs are identified before the demolition process can begin. It is also important to conduct a survey to remain legally compliant with the HSE, as stated in “The duty holder must protect people from the risks of exposure to asbestos.”

When do you need an asbestos demolition survey?

You will need to complete a survey for asbestos before the building is set to be demolished. This needs to be conducted by a competent surveyor. HOW DO EMS CARRY OUT AN ASBESTOS DEMOLITION SURVEY?

1. To begin the area is isolated and the property is vacated before the start of the asbestos demolition survey.

2. Then the surveyor will carry out fully intrusive techniques including inspecting wall cavities and uplifting floorboards. Some damage is incurred during this process to ensure all spaces are accessed and sampled

3. When the asbestos demolition survey is complete, all samples are analysed by a UKAS-accredited laboratory and a full survey report is issued. This report details the area covered, the asbestos detected and advises on the removal prior to the demolition.
